1. Rough sand existing flooring using a 40 grit sandpaper on a large sanding machine. If floor is in very rough shape or cupped an additional step of sanding at a 45 degree angle is done to remove gouges, dents or flatten any cupping. We will also sand a new floor at a 45 degree angle to flatten it out.

2. Edging around the perimeter of the room using a 60 grit sandpaper and any other place that the big machine could not reach.

3. Vacuum entire floor ( removing any dust and grit ).

4. Fill cracks, nail holes and other defects in the floor.

5. Medium sand floors using a 60 grit sandpaper with the large sanding machine. This step is done to remove scratches  from the 40 grit sanding and to remove excess filler on the floor.

6. Edging perimeter of the room with 100 grit sandpaper  and any other places the big machine could not reach. This is done to remove scratches and excess filler.

7. Hand scrape corners of the rooms, door door casings, around fire places and nosings. Anywhere the edging can not be done is hand scraped.

8. Vacuum entire floor to remove dust and grit.

9. Fine sand floors using 100 grit sandpaper on big sanding machine. This is done to remove scratches from the 60 grit sanding and to prepare the floor for stain and finish.

10. Hand sand around the perimeter of the rooms or screen floors with a buffer. This is done to remove scratches and blend the perimeter and interior of the rooms together.

11. Vacuum entire floor to remove dust and grit.

12. If the customer has chosen a stain color for the floor, the floor will be stained now. If the customer chooses to stay natural, we will apply the first coat of finish.

13. Vacuum entire floor to remove dust and grit.

14. For the stained floor, apply first coat of finish. For the natural floor, apply second coat of finish.

15. Vacuum entire floor .

16. On the stained floor apply second coat of finish.

17. Hand putty any cracks or nail holes. This is because during the sanding and vacuuming process you will lose some filler. Especially with older floors.

18. Use a buffer to screen the second coat of finish. This smoothes out the finish. The second coat tends to feel rough after drying.

19. Vacuum entire floor.

20. Apply final coat of finish.

  • If a top nailed floor is being refinished, there are at least two more steps required. Setting all top nails and filling are required, sometimes up to three fillings.
  • When using Swedish finish it is a stain and two coats of finish or three coats if no stain was used.
  • When using Diamondlac waterborne finish, it's three coats of finish regardless if a stain was used.
